Job Overview:
The Maintenance Tech I is a reliable, detail-oriented individual who will support the Facilities and Projects Manager (F&PM) and Operations Manager (OM) by performing general maintenance and repair tasks across the community.
The master planned community of Ladera Ranch is located in South Orange County. The community is managed by Ladera Ranch Maintenance Corporation (LARMAC) which consists of over 8,000 homes. The community is spread out across 4,000 acres of landscape, parks, trails, pools, clubhouses, reservable indoor and outdoor spaces, water park, skate park, sports fields, tennis/pickleball courts and more.
Compensation: $18-20/hr
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
Job Responsibilities:

Perform routine maintenance tasks, including minor repairs and adjustments to ensure the upkeep of community facilities.
Manage and execute work orders efficiently, addressing maintenance requests from residents and staff in a timely manner.
Conduct regular inspections of facilities to identify maintenance needs and report any issues to the Facilities and Projects Manager.
Carry out routine tasks such as changing light bulbs, fixing leaks, and performing other minor repairs.
Support the cleaning and upkeep of common areas and facilities to maintain cleanliness and appearance.
Manage and maintain tools and supplies used for maintenance tasks, ensuring they are well-organized and in good condition.
Follow safety protocols and procedures while performing maintenance tasks to ensure a safe working environment.
Provide assistance with special projects as needed, supporting the Facilities and Projects Manager and other team members.
Deliver professional customer service to residents and staff, addressing maintenance concerns with a positive and solution-oriented approach.
Participate in routine preventative maintenance tasks to ensure the longevity and functionality of community facilities.
Help monitor and report inventory levels of maintenance supplies and materials, ensuring availability for ongoing tasks.
Accurately document maintenance activities, including completed work orders and inventory usage, to maintain clear records
Other duties may be assigned by management
Skills & Qualifications:
Demonstrated strong customer service skills with the ability to interact professionally with residents and staff.
Effective verbal and written communication skills.
Strong attention to detail with the ability to complete tasks accurately.
Basic problem-solving skills to address maintenance issues efficiently.
Ability to work independently and manage time effectively.
Familiarity with standard maintenance practices and basic hand tools.
Experience working collaboratively with team members and other departments to achieve common goals.
Basic understanding of electrical, plumbing, and HVAC systems, even if not a specialist in these areas
Education & Experience:
High school diploma or equivalent required.
Previous experience in maintenance or handyman work preferred but not required.
While not mandatory, relevant certifications or coursework in maintenance or related fields could be advantageous.
Physical Requirements & Working Environment:

Travel:
Valid California State Driver’s License and state-mandated insurance.

Basic hand tools and power tools
Personal protective equipment (PPE)
Familiarity with maintenance management software or systems (e.g., work order systems) is beneficial.
